Ahh, the $ 695,000.00 question. Well, maybe in many other of the nation's real estate markets. Unfortunately for me however (but great for you), Butte's real estate market isn't quite as elevated on the pricing scale.
Don't worry. I am easy when it comes to negotiations. All I ever ask for when negotiating a deal is a fair price point. Getting right to the point, so to speak, this is without hesitation a one in a million home.
Being around and involved in construction and real estate for life, and being part owner of one of the most well respected building contracting firms in the area, I can without a doubt say that this property is one of the premier homes in the area. With our firm having either built, remodeled, or consulted on many of the finest homes in this area over the years, I have first hand insight on how this property fares in comparison with other fine new homes in this area. Let's just say it fares very, very well.
I've had many business associates and friends who are either real estate agents or contractors in Missoula, MT (120 miles NW of Butte) and Bozeman, MT (90 miles E of Butte) give me informal appraisals of this property. Every single one of their assessments resulted in them stating that this property in either Bozeman or Missoula would quickly and easily sell for anywhere from $495,000 to $595,000. Their figures were based on figuring that the home was located in each of those cities in a similar prime, central, and convenient location such as where it is located here in Butte with brilliant access to everything and in a well-kept, quiet and friendly neighborhhod.
Obviously, this is not Missoula, MT or Bozeman, MT where home prices have ridiculously skyrocket to unreasonable prices. Butte is certainly more pocketbook friendly when it comes to real estate pricing. And of course, I do not expect to ask an exorbitant price such as what I could get if the property was in one of those cities. This is extremely unfortunate for me, but great for you as a perspective buyer. However, I again reiterate that all I ask for is a fair price based on what the property is worth - no more, and most certainly, no less.
When it comes to setting a reasonable and fair price on this property, all I am asking is what it would costs to build this same property if you were starting from scratch and hiring a REPUTABLE and established building contractor. It is important to note that when getting ballpark prices, call only REPUTABLE, industry proven, and trustworthy building contractors, and not one of those fly-by-night, rinky-dink, weekend-warrior type contractors who seem to be popping up regularly. You might save a few dollars by using one of those outfits who would haphazardly throw a house together, get paid, and leave a plethora of things to start to fall apart and go wrong and leave you in deep, deep, trouble; but is it really worth paying hundreds of thousands of your dollars to gamble with one of those type of outfits?
