When calculating a fair price for this property, the best method of determining this value is by putting together the total costs for what it would cost to build this home from scratch.  There isn't an overabundance of comparable properties in the area to use in order to fairly determine  appropriate pricing.  There are a few homes in the area priced in the $ 395,000 - $ 405,000 range, but as you will see, everything about this property is far more superior than the homes currently selling in this price range.  Honestly, this home is truly at another level, and there is no comparison in the quality and features included.  There are also a few homes in town in the $ 550,000+ range, and though this home would likely sell for that price in nearby Montana cities, it most likely wouldn't in Butte just yet (but very soon the way Butte's real estate market is booming).

 

Therefore, I truly believe by reviewing the details of this home, the prime and convenient location, and the following breakdown in what it would take to build this home from scratch, that we will be able to negotiate a better than fair price for this one in a million home.

 

The following data is what a person in this area can expect to pay for a home of this quality.  Keep in mind that these prices reflect ballpark pricing given by reputable and industry proven building contractors, and not one of the many fly-by-night or weekend-warrior type of contractor.  Having been fortunate to be a part owner of a very successful and extremely reputable contracting firm for years, I have seen first hand what using one of those outfits can possibly result in.  We have repaired many of the major structual problems caused by unscrupulous contractors over the years, who have talked people into letting them build their home because of a cheap price.  Building a home is one of the largest investments one can make.  If you are going to invest hundreds of thousands of dollars into a home, it is very important to make sure the builder is reputable and industry proven.

 

I recommend calling at least 3 extremely reputable builders in the area, and asking them questions such as these:

 

  1. What is an approximate square foot cost to build a high end 2504 sq ft luxury home with a minimum 9' main floor wall height, all upgraded features, including over 110 light fixtures, high end plumbing fixtures, custom tile, custom exterior brick, steep roof pitch with varying roof lines, air conditioning, tray ceilings, 12' and 14' volume ceilings, custom stairwell, arches, recessed display niches, etc. etc. etc.?
  2. What is an approximate square foot cost to build a 980 sq ft attached 3+ car garage that has oversized garage doors, 12' ceiling height, and fully finished interior featuring the same taping, texturing, and painting features as the interior of the home?
  3. What is the approximate cost to build a 550+ sq ft maintenance free deck system using Weatherbest Decking and decorative pvc/vinal deck railing around perimeter?

 

These are bulk of the cost of the property.  However, you also have the following to take into consideration:  land cost, paving cost, sidewalks all around home, professionally installed landscaping and sprinkler systems, professionally installed vinyl fencing, etc.

 

After doing some research on some ballpark figures from reputable and industry proven building contractors in this area, you should arrive at similar results to these:

The above table represents extremely accurate data for what it would cost to build this home from scratch.  Actually these numbers closer to the lower end of the pricing spectrum.  When you obtain ballpark square foot costs from various reputable and industry proven contractors, some or most of their prices will be even higher.

 

The $ 125 / sq ft price listed in the above chart for this home is actually very low.  To build this home it would most likely run around $ 135 -    $ 140 / sq ft with all of the features of this home such as very intricate tile work, very high end fixtures, very dramatic lighting schemes, out of this world custom brick masonry, amazing heating system(s), etc.  The same is true with the garage.  It would actually likely cost around $ 40 or more / sq ft for what this garage has to offer such as fully insulated 6" walls, close to 12' ceiling height, beautiful texture and paint, trimwork around windows and doors, very high end garage doors and openers, etc.  Sure, basic homes could be built for around $ 110 - $ 120 / sq ft., but they would certainly be basic, and without definitely not have even remotely the aesthetic style and prominant features that a luxury home such as this one contains.

 

If you call some of the non-reputable contractors in the area (of which there are tons and more popping up everyday), you will likely get an even cheaper price quote, and only a fraction of the features that this home has.  Also, I give you this warning.......Would you feel comfortable giving a few hundred thousand of your hard earned dollars to one of these fly-by-night, rinky-dink, extremely cheap priced outfits????  Probably not, and I certainly do not recommend it.  Remember that warning when getting price quotes.  A large percentage of our company's yearly sales volume consists of correcting huge problems caused by people using these weekend warrior and just-strapped-on-the-toolbags type of contractor.
